Once planning permission has been granted, we may need to finalise the technical specifications of your project by preparing building regulation drawings for a building control application.
Building regulations & building control
Building regulations refer to the minimum standards for how a building is constructed. The regulations are developed by the UK government and approved by Parliament.
They are different to planning permission and you may need both for your project.
A building control application (also known as building regulations) is submitted to the local council.
It includes a set of technical drawings and construction details for the project.

Our design team will have your building control package ready in 2-3 weeks.
Our team will act as your agents and submit building control drawings on your behalf.
Working with planning drawings
We will use the drawings produced as part of our concept design & planning package.
Alternatively, we can use planning drawings you have had produced by a third party.

The technical drawings and construction details will cover every aspect of the project, such as:

- Roof construction details
- Foundation types
- Wall build-ups
Structural design and calculations
Most projects will require a structural design (also known as structural calculations) to be submitted as part of the building control application.
We can prepare the structural design report for your project and submit it to the council as part of the building control application.
Alternatively, you may wish to have a third party structural engineer to prepare the report and we will then include it in in the building control application.
Submitting the building control application
Once the building regulation drawings and technical specifications have been agreed, it’s time to submit the building control application to your local council.
As part of our service, we prepare and submit the application to the council, or to a private building control inspector of your choice.
For no extra charge, we will act as your agent for the duration of the application.
Please note that building control application fees are not included in our packages.

Once planning permission has been approved, we move onto the technical stage. We produce a comprehensive set of Building Regulation drawings that demonstrate how the design complies with UK Building Regulations. These include detailed sections, construction notes, and specifications. The drawings can be to submit to building control and used by your contractor.

Structural Design
The structural designs and calculations will typically cover the structural elements, such as walls, beams, columns (including size and design) and reinforcements, including the materials, such as concrete, steel or timber. Most projects will require a structural design (also known as structural calculations) to be submitted as part of the building control application.
